Use this guide for new and resale residential, commercial, mixed-use and land purchases. Save a property to turn the checks into a working decision file.
1 · Plan the money
Set a safe budget from total acquisition cost—not only the advertised price. Obtain a current written cost sheet covering parking, utilities, VAT/tax, stamp, registration, legal, bank, service and association charges. Rates change by year, area, use and value.
2 · Build a shortlist
Compare building operations before the flat: access, parking, lifts, fire escape, backup power, water, maintenance, service charge, management, light, noise and future construction. For commercial assets, confirm sanctioned use, operating restrictions and loading/access.
3 · Verify the people
An online profile, portal ad, social page or REHAB membership does not prove authority, title or approval. Check the owner/developer legal identity, company records, board resolution or power of attorney, and who receives money.
4 · Verify land and approvals
Have an independent Bangladesh-qualified property lawyer reconcile the title chain, deed, dag, khatian, mouza, mutation, taxes, possession, co-owners, inheritance, cases, acquisition and encumbrances. Match the actual building with land-use clearance, approved plan and permit.
5 · Inspect the asset
Use an independent engineer. Check structure, damp, cracks, lifts, fire systems, generator/substation, water/sewer, meters, common areas, usable versus saleable area, parking, association records and unpaid dues. Resale seller identity cannot be verified from an ad alone.
6 · Contract and close
Make unit identity, specifications, payment milestones, handover, delay remedies, defect period, cancellation, mortgage release, vacant possession and original-document delivery explicit. Pay traceably against conditions and receipts; complete registration and post-close mutation/transfers.
The master check file
Critical checks cannot be cancelled out by a high amenity or reputation score. “Not checked” means do not rely on the overall score to proceed.
Official starting points
Open the issuing authority or law itself. Portal records may still be incomplete; request current certified evidence where appropriate.
