Provisional score

Earned evidence points, less explicit uncertainty deductions, on a 0–100 scale. It is not a star rating for the building.

Weighted coverage

Only supported criteria count. One disclosed field no longer fills an entire category. Source relevance and age reduce the usable review evidence.

Verification boundary

Developer claims, renderings and approval references remain attributed claims. Independent legal and structural checks remain essential.

Eight visible components

Legal & safety disclosure10%An attributable legal reference and a safety statement earn one point each. The remaining eight require a future documented verification process and are currently unawarded.
Independent corroboration10%Five points per independently checked publisher with matched claims for this project. Developer channels, mirrors and bare links earn nothing.
Source freshness5%A valid source publication/update date earns five points within 30 days, three within 90, one within 365. Research-access dates and future dates earn nothing.

Missing, conflicting and stale

Unknown information earns no evidence points and is never treated as an observed defect. Blank, pending, N/A and invalid numeric values are excluded. Coverage adds only the supported, weighted criteria; it is not a probability that a purchase is safe.

An unresolved source conflict deducts five points. An explicitly inaccessible original source deducts three. A contradictory stage gets half its disclosure credit and no active-project recommendation bonus. The final score is clamped to 0–100.

Future or malformed publication dates earn no freshness points. Research access dates never substitute for publisher dates or stock confirmation.

Reviews need context

The adjusted five-star rating is (count × rating + 20 × 3.5) ÷ (count + 20). Review points = 10 × adjusted rating ÷ 5 × relevance × snapshot-age factor. A positive review count and attributable source are required.

Attributable buyer scope can use relevance 1.0; mixed office/place reviews use 0.25. Employee ratings are excluded. Age factors are 1.0 up to 180 days, 0.75 up to a year, 0.4 up to two years and 0.1 beyond. Unknown snapshot dates use 0.25. Checking an old mirror today does not make its rating fresh.

Project-specific media

Only media attributed to this project counts. Related-project thumbnails, amenity icons, partner logos and editorial atmosphere images do not earn image or plan points. A render is not proof of construction; a plan does not establish the offered unit’s dimensions. More images never multiply the score.

Direct plan links and gated request forms receive different credit. Image and floor-plan links must be reviewed for project ownership; retrieval alone does not establish rights, accuracy or current condition.

Independence and legal evidence

Extra domains are not necessarily independent. Corroboration requires an identified publisher and owner, checked claims, an exact project match and an independent relationship. A developer’s social account or microsite does not qualify.

Legal/safety claims earn at most two of ten points. Eight points are reserved for a future documented verification workflow and are currently unawarded. No public score certifies title, authority approval, engineering safety or fire compliance.

Recommendations and commercial independence

The default ranking combines the evidence score, coverage, applicable specifications, capped facilities, developer-reported stage and handover freshness. A limited engagement adjustment can use device preferences and aggregate activity; its cap shrinks when evidence is sparse. Paid promotion cannot change the score or organic ranking.

New developments, completed reference projects and resale advertisements are different records. A project page, enquiry button, source update or completed status never proves that a unit is available for sale.
